Chapter 7 - The Signature of Doom

The wire transfer hit Patrick’s corporate account the following morning at 9:01 AM.

We knew this because Marcus had set up automated alert notifications mirroring Patrick’s banking portal through our secure corporate surveillance channels.

For forty-eight hours, Patrick celebrated. We tracked his credit card purchases—a dinner at an upscale steakhouse, a deposit on a luxury vacation package to the Bahamas for him and Joanne, and a down payment on a new set of custom golf clubs. He thought he had beaten the system. He thought his financial wizardry had saved him.

He didn't realize that the moment the ink dried on the Aegis Capital loan documents, a legal chain reaction had been triggered across three different county courts.

Because Patrick had signed a cross-collateralized loan using a property that was legally verified as belonging to Rosalyn Miller’s family trust—a trust Patrick had illegally tried to dissolve using forged documents three years prior—he had committed mortgage fraud, asset misrepresentation, and civil breach of fiduciary duty on a massive scale.

Furthermore, Marcus had structured the loan with a specific, vicious clause: Default upon verification of underlying title discrepancy.

And the title discrepancy was verified at precisely 12:01 AM on January 15th, when the county recorder officially processed Grandma’s emergency title restoration and freeze.

Patrick was in default before he even paid his first utility bill with the borrowed money.

At 8:00 AM on January 16th, the execution order was filed.

I sat in Marcus’s office drinking coffee when the notification came through.

“The notice of default and immediate asset seizure has been served to Patrick’s office and posted on the front door of the Dublin residence,” Marcus announced, spinning his laptop around so I could see the digital confirmation.

“And the personal assets?” I asked.

“Frozen,” Marcus smiled. “His corporate accounts, his personal checking, his credit lines, and the remaining balance of the Aegis loan—all seized under federal and civil forfeiture guidelines pending the fraud investigation.”

I stood up, buttoned my coat, and picked up my bag.

“Where are you going, Audrey?” Marcus asked.

“To family dinner,” I said with a cold, sweet smile. “It’s time for a housewarming party.”
